Twelve questions that separate the right villa from one that only looks right. Point at any of them.

Where the villa sits on its island and within the community. The one thing you can never change after you buy.
What you see from the garden and principal rooms: main lake, channel, skyline, greenery or the neighbouring villa.
Each island has its own architecture, approach and relationship with the water. Clusters are not interchangeable.
The layout the villa was built with shapes how it lives, however it has since been finished.
How the rooms connect today, and whether past work improved or compromised the original plan.
Built-up area, and whether the figure you are quoted matches the approved area on the documents.
Size, shape, orientation and how much of it is genuinely usable garden.
What has been done, how well, and whether you would be paying for someone else's taste.
What the plot and the community's rules realistically allow, and whether approvals are already in place.
Title deed, approved drawings, completion certificates for past work and any outstanding NOCs.
Not the average price per square foot, but how this villa compares with the ones that genuinely compete with it.
Who buys this villa from you later, and what they will be paying for.
