Two properties can have similar bedroom counts, similar built-up areas and similar asking prices, yet represent completely different opportunities. Plot, position, view, villa configuration, condition and realistic potential determine the comparison.

Completed sales and asking prices
A completed sale records an agreed outcome. An asking price describes a seller’s current position. Both inform a decision, but they should never be presented as interchangeable evidence.

Compare the right homes
Start with location, plot geometry, water relationship, original plan and approved area. Then separate original condition, partial upgrades and substantial renovation. The quality and documentation of the work matter as much as the label.

Understand today’s competition
For an owner, the buyer’s alternatives shape positioning. For a buyer, competing stock provides context for negotiation. Duplicate advertisements, withdrawn listings and changed asking prices need to be understood before drawing conclusions.
