About a quarter of the community is lake. That proportion is why so many villas have a water outlook, and why the relationship with the water matters so much to value.

Why it’s different

Some things can’t be recreated.

Move across the five qualities that set Jumeirah Islands apart from newer communities.

How it is arranged

Every island is its own small neighbourhood.

Each island holds sixteen villas around a quiet internal road with a single way in. The islands sit in two facing rows, numbered in a zig-zag from Cluster 5 to Cluster 50, with the lakes and channels running between and around them.

The Mansions occupy a separate enclave beside Cluster 32, and the Clubhouse sits beside them at the south-eastern end.

Architecture

Not forty-six identical islands.

Each island was built in a single style. Many villas have since been rebuilt in a contemporary idiom, but the original style still sets the character of the cluster.

  • Low terracotta roofs, warm stucco walls and shaded courtyards: the most numerous style on the islands.

Costa del Sol · French Riviera · Spanish

  • Arches, domes and geometric detail, often around a courtyard, with flat roofs behind parapets.

    Ottoman · Mamluk · Moroccan · Abbasid

  • Bright, open-plan homes in earth tones, with flat roofs and roof terraces.

Desert Modern · Mexican · Egyptian · Dubai

  • Classical, symmetrical façades, pitched tiled roofs, arched windows and iron balconies.

Italian · Venetian · Venice Medici · Spanish

  • Six clusters that the market now knows as the Contemporary clusters, popular with buyers who want clean lines and glass.

Registered as a second European group. The original masterplan described four styles; these clusters are recorded with their own European code.

  • Parks and children's play areas, tennis, padel and basketball courts, and around 29 km of mapped lakeside footpaths and footbridges linking the islands.

  • A gated community with 24-hour security and controlled entrances.
